BēKin is a licensed New York real estate brokerage representing vacation rentals in Fire Island Pines and Cherry Grove. We list, market, and manage homes on a small barrier island, and we book guests into them. That is what we do.

Our story

BēKin was started by Josh Dawson, a licensed real estate broker and longtime Fire Island Pines local. The idea was simple: a rental should be handled the same way a sale is. By a real broker, with a real contract, and a real person on the ground.

The Pines is a small place. We know the homes, the owners, and the rhythm of a season. That local familiarity is what we bring to every booking.

What we do for owners

We handle the listing, pricing, marketing, contracts, payments, guest communication, and on-island response when something needs attention. Every home we represent is held under a real estate brokerage agreement. License No. 10491212788.

What we do for guests

We help you find a home that fits the trip you are actually planning. The right week, the right group, the right walk to the harbor or the beach. Every reservation is held under a written rental agreement, with a real broker accountable for it.
